  1. PROCEDURES FOR BUILDING PERMIT APPLICATIONS

Building Permit Applications must be filled out completely and forwarded to the Building Inspector at the township administration office.  The contractors licensed and the following applicable information must also be included in the application.  After review of the application, the fee will be set and you will be contacted to pick up the actual building permit.  No work should be performed until the permit is received.  

In cooperation with the Saginaw County Road Commission we are requiring a copy of the driveway permit before issuing any building permits in Tittabawassee Township.  The driveway permit needs to be obtained from the Saginaw County Road Commission prior to applying for a building permit and submitted with your building permit application.  Your cooperation in this matter will help us to promptly process your application and hopefully avoid any problems with your new building.

Two sets of working drawings showing:
bulletFloor Plan and all elevations.
bulletFull constructions specifications and dimensions.
bulletBath and laundry room ventilation.
bulletFireplace clearance to combustibles, hearth size and clean-out.
bulletOne-hour fire separation between attached garage.
bulletStair support and railings are required for more than three steps.
bulletStair rise, run and headroom.
bulletSmoke detectors, one in each bedroom and one on each floor.
bulletAttic access:  22" X 30" minimum.
bulletAttic and soffit ventilation.

Two site plans are required for ALL PERMITS.

Two site and grade plans for new homes only.

bulletHow surface water will be drained off the property.
bulletAll Building Permit Applications submitted without the proper information needed for a plan review by the Building Official WILL NOT BE PROCESSED for approval or denial.
bulletThe Building Official will not add to any drawings except for local Ordinance changes.

   

2.    PROCEDURES FOR BUILDING PERMIT APPLICATION FOR DECKS

    The following information must be submitted with all Building Permit Applications.

bulletBeams -           Size, location and spans
bulletFloor Joists -   Size, location and spans
bulletStairs -             Rise, heights and run length
bulletRailing -         Height and spans between spindles

           Complete/accurate measurements of deck

bulletTwo site plans are required for ALL PERMITS.  the site plan must show the lot size; home and accessory building locations; front, side and rear setback measurements of home, accessory buildings and proposed deck.

                                   

3.    PROCEDURES FOR BUILDING PERMIT APPLICATION FOR SHEDS

    The following information must be submitted with all Building Permit Applications.  Sheds 200 square feet or less do not require a building permit but are required to abide by set back guidelines.

bullet    Construction -  Foundation, floor, wall, roof cross section/details and ventilation.
bulletTwo site plans are required for ALL PERMITS.  The site plan must show the lot size; home and other accessory building  locations; proposed location of new shed with measurements from the main building, side and rear setback measurements.

Note:    Additional inspections may be needed during construction.  It is the permit holder and owners responsibility to contact the Building Inspector for inspections as outlined above.  If not called for a required inspection, the Building Inspector may require removal of coverings, and/or moving or removal of structure(s) to meet all requirements.  For and inspection, or questions, call the Building Inspector at (989) 695-9512.

4.    PROCEDURES FOR ELECTRICAL PERMIT APPLICATIONS

Electrical Permit Applications must be filled out completely and forwarded along with payment to the township administration office.  The permit will be reviewed by the Electrical Inspector.  If the work is being performed by an electrical contractor, all licenses must be included with the application.  If the application is mailed, a receipt and a copy of the permit will be returned by mail.  Applications also may be printed and carried into the office or picked up and processed same day.

No person shall  equip a building with electrical conductors or equipment or make an alteration of, change in, or addition to, electrical conductors or equipment without receiving a permit to do the work described.  (The code refers to Act 217 of 1956 for certain exemptions for unregulated electrical work.)  Tittabawassee Township has also adopted the 2002 State Electrical Code in its entirety.

To obtain electrical permits, an applicant shall be an electrical contractor or specialty contractor licensed by a municipality or by the State Electrical Administrative Board OR a homeowner performing electrical work in a single family home and accompanying outbuildings owned and occupied, or to be occupied, by the person performing the installation.  No work should be performed until the permit is issued.

5.    PROCEDURES FOR PLUMBING PERMIT APPLICATIONS

Plumbing Permit Applications must be filled out completely and forwarded along with payment to the township administration office.  The permit will be reviewed by the Plumbing Inspector.  If the work is being performed by a plumbing contractor, all licenses must be included with the application.  If the application is mailed, a receipt and copy of the permit will be returned by mail.  Applications also may be printed and carried into the office or picked up and processed same day.

No plumbing work shall be started until a permit for such work has been issued by the township office.  A permit is not required for repairs which involve only the working parts of a faucet or valve, clearance of stoppages, or repairing or replacement of defective faucets or valves, provided alterations are not made in the existing piping or fixtures.

To obtain plumbing permits, an applicant shall be an authorized licensed master plumber in this state OR a homeowner installing his/her own plumbing.

6.    PROCEDURES FOR MECHANICAL PERMIT APPLICATIONS

Mechanical Permit Applications must be filled out completely and forwarded along with payment to the township administration office. The permit will be reviewed by the Mechanical Inspector.  If the work is being performed by a mechanical contractor, all licenses must be included with the application.  If the application is mailed, a receipt and copy of the permit will be returned by mail.  Applications also may be printed and carried into the office or picked up and processed same day.   

Except for replacement of minor parts, mechanical work shall not be started until a permit for such work has been issued by the township office.

Permits are not required for portable equipment (heating, ventilation, cooling units, evaporative cooler, gas burners with less than 30,000 Btu/hr), self-contained refrigeration equipment and window-type air conditioners of not more than 1.5 hp, and oil burners not requiring connection to a flue (oil stoves, heaters equipped with wick).

A mechanical permit is not required for the installation of a boiler of pressure vessel if a permit is required by the Boiler Law, Act No. 290, P.A. 1965, as amended.  A mechanical permit is required for the installation of a boiler in a private residence or in an apartment building with t capacity of less than six families.

A state mechanical contractor's license is required to secure a mechanical permit EXCEPT a homeowner may perform a mechanical installation in a single family dwelling which he or she occupies or will occupy.
